- Maximizing 'Curb Appeal'. When it comes to selling
Real Estate, appearance is omni-important. A well tendered garden, fresh
paint, and the absence of exterior clutter is the first step in establishing
'curb-appeal'. Many a structurally-sound yet under priced home has been
left wasting on the market for lack of simple 'curb appeal'. As part
of our service to you, we will provide you with a detailed '65-Point
Sellers List' that will help you maximize your 'Curb Appeal',
as well as the overall appearance of your home. Ensuring your house
is at its best appearance helps ensure a quicker sale and sometimes
even a higher sales price.

- Eliminating Objections. Getting an offer is always
good news for a Seller. Long before this can occurred however, Sellers
and their Agents need to work together to eliminate or minimize potential
Buyer objections. To do this, our Agent will take a good, hard and objective

Comparative Market Analysis. Determining the value and setting a price for your property
begins with preparing a Comparative Market Analysis ('CMA') for you. A CMA, like it's name
suggests, is an analytical comparison between your property and other similar properties in your
subdivision or area that have recently sold. Comparative figures are then adjusted to take
account of the many smaller differences that may account for a greater or lesser value being assigned to your
property.

These may include elevation, age, the number of bedrooms, bathrooms, garages etc., the overall condition
and appearance of your house, finishes, materials and construction method used, and any special features
your house may have. We will present a preliminary CMA Report to you, free of charge, at your listing
appointment. This preliminary CMA may later be adjusted based on our actual inspection of your house and our
assessment of its condition and any other pertinent factors.

- Price To Sell. First off, it is vitally important
that your house be realistically and competitively priced. This is the
most critical factor in determining how quickly your house sells.
The price at which your home finally sells has little or nothing to
do with what you paid for it, how much you have borrowed against it,
what improvements you have made to it, what others in your area are
listing their houses for (as compared to what they are actually selling
at), etc., and everything to do with the state of your local
market at the time you list and sell your home. Even factors such as
when in the year you list your home (e.g.. winter vs summer) can influence
the price. Pricing your home 'to sell' should not only ensure a stead
flow of prospective Buyers, but should also ensure the early presentation
of an acceptable offer to you.

Selling Timeframe. Selling you home requires adequate exposure to the market. This
means allowing sufficient time for your property to be advertised, and for sufficient prospective Buyers
to view your home. Typically a house will take anywhere from 45 to 120 days to sell,
but in some cases may take even longer. This will vary from house-to-house, area-to-area,
and market-to-market. Above all else your asking price
relative to comparative properties close by, will play a major role in determining how quickly your
house sells.

Hence, in setting your asking price, a major
consideration will be your urgency to sell.

Are There Any Up-Front Fees?
No. All fees or commissions are payable at closing and will be collected directly
from the closing Attorney. In the unlikely event that your house does not sell,
then no fees or commissions are payable.
How Can You Charge So Much Less Than Other Companies?

overheads to a minimum. No lavish offices or self-indulgent billboards.
You won't receive any fancy 'cooking recipes' from us, nor do we waste
advertising dollars on cluttered publications or other marketing programs
which have proven ineffective. Instead, we spend our money promoting your
property through strategies that actually work and bring in proven results
(see Exposure above).
Volume. Here's
how it works. By keeping our costs low, and passing these savings onto our clients, we attract
even more clients - all looking to save money while not compromising on service. Hence, although our
fees are a lot, lot lower than most of our competitors, we more than make up for this through the increased
